Ghost Controls Gate Motor Replacement: The Roswell Owner’s Guide

We stock and install replacement gate motors compatible with Ghost Controls systems in Roswell, with most completed jobs running between $680 and $1,240 installed depending on the series and whether the mounting bracket and arm geometry need rework. Same-day service is available when we confirm your model by phone before dispatch. Most Roswell owners first notice the problem when their swing gate stops mid-travel on the uphill slope from their driveway, or when the remote clicks but the motor housing only hums without turning the arm.

Which Ghost Controls Models This Applies To

Ghost Controls organizes its residential line into the TSS1XP (single gate), TDS2XP (dual gate), and the newer Premium and Architectural Series. The motor assembly itself carries a part number sticker on the underside of the housing, usually beginning with “GC-” followed by a four-digit code. We need that code, or a clear photo of the label, to match the replacement correctly.

The TDS2XP dual systems use a matched pair of motors with synchronized limit switches. Replacing only one side creates a timing mismatch that strains the new unit, so we quote dual-motor jobs as a set even when only one has failed. The Premium Series moved to a sealed, non-serviceable gear housing, which means the entire motor assembly replaces rather than rebuilding the gearbox. Aftermarket equivalents exist for the older TSS and TDS lines, but we default to OEM Ghost Controls motors on the sealed Premium units because the limit-switch calibration is proprietary. We carry both on the truck.

Signs Your Ghost Controls Gate Motor Replacement Is Failing

Signs Your Ghost Controls Gate Motor Replacement Is Failing
  • Gate stops at the same point every cycle. This usually means the limit switch inside the motor housing has worn a flat spot on its cam. The motor still runs, but the controller thinks travel is complete. We see this often on Roswell gates near the Chattahoochee River where humidity swells the wooden gate frame and adds load the limit switch was not originally calibrated for.
  • Audible hum, no arm movement. The start capacitor has failed or the gearbox has seized. On Ghost Controls units built before 2019, the capacitor is a separate cylindrical component; newer units integrate it into the motor housing. We test capacitance in the field to avoid replacing a motor when only the capacitor failed.
  • Intermittent response to remote or keypad. The motor’s internal thermal cutoff is cycling. This happens when the gate is out of balance, the hinges are binding, or the motor is undersized for the gate’s actual weight after a homeowner added decorative ironwork. We weigh and time the gate before quoting motor replacement to avoid installing a unit that will overheat again.
  • Grinding noise during open or close. The nylon worm gear inside the gearbox has stripped teeth. Ghost Controls uses a sacrificial gear design to protect the more expensive motor, but the gear is not sold separately for the sealed housings. The replacement motor includes a new gearbox.
  • Gate drifts open or closed after reaching limit. The motor’s holding brake has weakened. On sloped Roswell driveways common in the Historic District and areas east of Georgia 400, a failed brake lets gravity take over. This is a safety issue, not just a nuisance, because the gate can move unexpectedly.

An owner can safely check three things: whether the manual release handle moves freely, whether the gate swings by hand without binding, and whether the photocells’ indicator LEDs are lit steady. Beyond that, Ghost Controls motors operate on 120V household power with internal capacitors that hold a charge after disconnect. The arm also stores significant rotational force in the closed position.

We have documented at least four Roswell gates where a homeowner removed the motor mounting bolts without supporting the arm first, resulting in a bent gate frame or personal injury. The limit-switch calibration requires a digital multimeter and the factory procedure; guessing produces a gate that does not stop where it should. We carry the correct motors, the calibration tools, and the documentation habit on every truck. Call (706) 928-9815 and we will confirm your model by phone before we schedule.
