Sagging Wrought-Iron Driveway Gate - Structural Rebuild


The gate had sagged four inches on the hinge side over fifteen years. The original builder had used light-duty barrel hinges on a 400-pound leaf. We cut off the old hinge plates, welded in 3/4-inch j-bolt hinges with grease zerks, and shimmed the post plumb. The top rail had bowed from the uneven load, so we heated and straightened it in place rather than replacing the whole frame. Gate swings one-handed now. Under Clause 4, the customer has photos of the hinge weld penetration and the level reading.

The motor had drawn excessive amperage until it cooked the windings, probably from a partially seized gate that the previous company kept adjusting around instead of fixing. We replaced the motor with an OEM unit, not a generic swap. The arm bracket bolt pattern was wallowed out, so we drilled and tapped new threads rather than forcing the old ones. Set the limit switches with a protractor, not by eye. The photo log shows the amp draw at 3.2 under load, well within spec. Customer’s remotes relearned without issue.
FAAC 415 Slide Gate - Chain Jump and Track Wear


The chain had jumped three times in two months. Each jump drove the gate off the track and chewed the steel. We found the tensioner frozen at its minimum extension and the idler sprocket worn to a hook profile. Replaced chain, sprocket, and tensioner. Dressed the track edges with a flap disc so the rollers wouldn’t catch. The real fix was finding why the gate was binding mid-travel: a root had lifted the concrete footing 3/8 inch. We shimmed the track bracket, didn’t just sell a new operator. Gate runs quiet now. The root’s noted in the file for next year’s check.
Aluminum Pool Gate - Hinge Tear-Out and Self-Closing Failure


Pool code in Roswell requires self-closing and self-latching from any position. This gate had neither. The original installer had run sheet-metal screws into hollow tube, which pulled out in less than two seasons. We through-bolted with 1/4-inch stainless hardware and aluminum backing plates inside the tube. Reset the spring closer to 4.5 pounds, which is the minimum to close against the hydraulic resistance of a wet gate. Latch height corrected to 54 inches per code. Inspector passed it clean the next morning.
Viking G-5 Swing Gate - Control Board Lightning Damage


Lightning hit the transformer feeding this property, not the gate directly. The surge came in on the low-voltage side and found the path of least resistance through the control board’s ground plane. We replaced the board, but more importantly traced every conductor for hidden damage. The loop detector coax had arc-burned through its shield at the splice. Replaced that too, not just the obvious failure. Installed a surge suppressor on the transformer secondary. Documented resistance readings on each winding before we closed the enclosure. Gate’s had two storm seasons since, no callbacks.
Custom Fabricated Estate Gate - Rusted Lower Rail Replacement


The original rail was 16-gauge square tube with a weep hole that clogged. Water sat inside for years. We cut out the compromised section and welded in 2×2 solid bar, which won’t hold moisture and gives the pickets something rigid to weld to. Ground the welds flush, not just capped over. The customer wanted to keep the existing scrollwork, so we preserved every piece, numbered them during disassembly, and reattached in order. Sent the whole leaf out for powder coat in a custom mix to match the undamaged upper section. Gate’s heavier now, but it’ll outlast the original by decades.
